Adding Value to Your Home

While we purchase our houses with the intent on living in them forever, sometimes that isn’t the way it works out. Sometimes, our family grows unexpectedly, other times we need to move closer to friends and family in times of need. Other times, we merely outgrow the space we created. Whatever the reason is, before you do move, it might be time to add a few features to your home that will increase the value. So that your next house, no matter what the circumstances are that have to lead up to the move, will give you more options in terms of budget.

Firstly, fix up the windows and doors. It is so easy just to get used to that piece of chipped paint, or the squeaky door new owners probably won’t love it. Before you even get a valuation to make sure you have scrubbed down the inside and outside of the windows, added extra sealant where needed, if you have wooden ones, you might consider investing in longer lasting plastics. If you don’t have double glazing, then invest in that too. Often times doors can have very rust and will need to be replaced.

Neaten up your garden. Typically a garden is a place where people can relax and enjoy themselves. Sometimes they might have pets, so you will also need to take a look at all of the fences and ensure they are safe. Houses usually sell better when the prospective buyers can imagine themselves and the family living there. So think about the people you will have viewing – what will they be looking for?

Think about some of the reasons you are moving out now. Is any of it for more space? Well, if you have your heart set on moving, but acknowledge that square footage was the reason, do the next buyers favour and employ some high quality home builders and get some more space built. Loft conversions, room extensions and conservatories are some of the best ways to add quick space and much more value for your money. Of course, you will always run the risk that you aren’t going to want to move after you’ve made these simple changes!

All homes have a particular feel, due to two significant factors – one is the colors you’ve chosen to decorate it in, and the other is the smell of the property. Every home has a unique scent that reflects the current tenants. In order to tackle these swiftly, paint every white. A blank canvas is more comfortable to imagine as your own. And for the smell? Well, that is easy to remove! Lift the carpets and hire a cleaning company to come and deep clean the floors and skirting boards. Might be a great time to get laminate or wood flooring too.

Show off the best bits. If you have an old working fireplace, but you have it covered or piled high with decorative items, think about giving it a dust down and making a feature out of it.
